New Build Low Energy Care Accommodation

Our client, working with an established provider of care accommodation for people with autism and learning disabilities, required additional high quality accommodation.
The proposal comprised two annexes (Class C2) positioned in the rear garden of an existing care facility in proximity to the care team, designed specifically for people with complex needs.
We were commissioned to prepare the technical documentation for Building Control sign off, tender and construction including sufficient detail for manufacture of off-site prefabricated elements (wood fibre insulated SIPS panels).
Along with meeting current Building Regulations, we also achieved the rigorous requirements of the Future Homes Standard 2025, a minimum 75% improvement in carbon emission over the Building Regulations.
Each unit was bespoke designed using environmentally friendly carbon neutral materials, including breathable wood fibre insulations, triple glazed fenestration, modular wood fibre SIPS panel timber framing, superior airtightness and screw pile foundations to avoid high carbon concrete use.
Although each unit is connected to the main care home, they will run independently via heat recovery units providing domestic hot water, heating and MVHR ventilation.
This was an incredibly unique project with a high degree of bespoke detailing.
